Buying for Seasonal Use—or Hoping to Rent Later

Check that the home fits how you expect to use it now and in the years ahead.

Choose the intended use before the unit

A winter home, full-time residence, family retreat, and rental property create different practical needs. Write down who will occupy the unit, the expected months of use, whether guests will stay without the owner, and whether future renting is part of the plan. Check each point against this association’s current documents.

Verify the rental plan

  • Is renting allowed for a new purchaser? Is there a waiting period?
  • What are the minimum lease, maximum frequency, renewal, or occupancy requirements?
  • What association and UCO application steps apply to the proposed occupants?
  • Are the seller’s leasing rights based on an exception that may not benefit a new owner?
  • What approvals, fees, deposits, tax questions, and management arrangements need professional review?

Florida Statutes §718.110(13) treats certain rental amendments differently for consenting owners and subsequent purchasers. Do not assume that a seller’s ability to rent establishes the buyer’s rights. Have counsel review the recorded amendments and the proposed use.

Use UCO’s current forms and the association’s instructions. Short-term rentals and online bookings require their own review; do not rely on an agent’s general statement that a unit is “rentable.”

Plan for an empty home

Before leaving, arrange a trusted local contact, regular checks, emergency access, leak response, and appropriate air-conditioning and humidity control. Ask the insurer about vacancy or unoccupancy conditions and inspection requirements. Have qualified professionals advise on water shutoffs and equipment settings for the actual unit; avoid a universal shutoff instruction.

Provide current contact information through the proper association process. Confirm how someone will respond if a water heater, refrigerator line, AC drain, or common-system problem affects the unit while you are away. Keep responsibility clear between the owner, property watcher, rental manager, and association.

Budget for ownership throughout the year

Include charges and care during months you are away, unit insurance, travel, property checks, repairs, and any rental-management costs. If renting is part of the budget, allow for periods without a tenant and restrictions on when renting can begin.

Ask a qualified tax adviser about personal and rental use, recordkeeping, property taxes, and any claimed homestead eligibility. This guide does not calculate tax deductions or promise rental income or appreciation.
