Buying Into an Association

Choose a home you enjoy and understand the shared responsibilities that come with it.

Explore the guide

Look at the unit and the association together

A pleasant interior is one part of the decision. Your ownership also connects you to shared property, collective decisions, and future repair costs. Compare the particular association’s plans with your budget and expectations. A well-organized association should be able to explain its records, priorities, and reporting process.

Read the records with a purpose

Record to requestWhat to look forQuestion to ask
Current budget and regular chargesOperating costs, reserves, and separate community obligations. What is included in the advertised monthly amount?
Annual and recent financial statementsActual results, cash, unpaid assessments, and outstanding debt. Are recurring expenses being met, and what needs funding?
Reserve information and repair plansPlanned components, expected timing, and funding assumptions. How will the next major project be paid for?
Recent meeting minutes and project updatesWork under discussion, decisions, and follow-through.What has changed since the last financial report?
Inspection and engineering information, where applicableFindings, corrective work, completion evidence, and costs. What remains unresolved?
Insurance and governing documentsCoverage responsibilities, restrictions, and maintenance assignments. What must I insure, maintain, and obtain permission to change?

This is a recommended due-diligence list, not a claim that a prospective buyer has every inspection right of an existing owner. Ask the seller to obtain records through the proper process. Review financial questions with an accountant, physical conditions with an inspector or engineer, and legal questions with counsel.

Compare the full cost

Build a household budget including association charges, recreation obligations, taxes, unit insurance, utilities, interior maintenance, and financing. Add a realistic allowance for increases and unexpected repairs. Compare two associations using the services and future work behind the price. A lower monthly assessment alone does not show which is the better fit.

Ask a lender about the condominium project as well as your personal qualification. Ask an insurer about coverage and availability before your decision deadlines. Cash payment does not remove the need to investigate the building and association.

Get answers while your review rights still matter

Florida resale disclosure and contract-review provisions appear in §718.503(2). Have your adviser identify the applicable documents, written requests, receipt dates, and deadlines for this sale. Do not sign an acknowledgment of receiving documents you have not received.

Ask for a written explanation when important material is missing or inconsistent. “No study required,” “not yet completed,” and “completed with work outstanding” describe different situations. Do not treat an exemption from a particular study as a building-condition report.

A positive sign: understandable follow-through

  • A clear contact for questions and service requests.
  • Current documents that agree with the information provided for the sale.
  • A practical explanation of upcoming work and how it will be funded.
  • Decisions and project updates that residents can follow.

They do not certify a property, association, transaction, or legal deadline. Ask your Florida attorney, closing adviser, inspector, insurer, or accountant to address the actual facts.
