What is Brainy Board?

Brainy Board is a streaming education service for community association board members, managers, owners, and community leaders. It offers on-demand videos about condominium, homeowner association, and townhome management and legal issues.

The service is powered by Kovitz Shifrin Nesbit (KSN), a law firm. Its website advertises free account registration and access to the on-demand library. Videos typically range from 2 to 30 minutes, with additional seminars, podcasts, and vendor features.

Topics include board roles, meetings, elections, rule enforcement, contracts, insurance, finances, operations, and technology. It can be viewed in a web browser and through supported phone, tablet, and television apps.

Provider FAQs and introduction checked October 16, 2026. Check the provider’s current access terms and offerings before registering. Read the official FAQs.

Why it can help association boards

Board service involves decisions that volunteers may never have encountered before. Short learning sessions can help directors build vocabulary, recognize issues that need professional input, and ask better questions.

For new directors

Use introductory topics to become more comfortable with board responsibilities before tackling complex agenda items.

For experienced directors

Choose a topic connected to a current challenge and use it to test whether familiar practices still make sense.

For the whole board

A shared learning topic can help directors approach a decision with a common understanding.

For owners

General education can help owners understand the work involved in maintaining and governing an association.

Learn together. Govern better.

Use the right information for a Florida condominium

Association education can cover several states and different types of communities. A practice described for an HOA or an association in another state may not apply to a Florida condominium.

Before applying a lesson, check four things:
Is it about Florida? Is it about condominiums? Is it current? Does it fit our governing documents and circumstances?

Does watching a video satisfy board certification?

Brainy Board’s current FAQ states that its videos are not eligible for continuing-education credit. Use this library for supplemental learning. Do not count ordinary streaming videos toward Florida’s required director education or annual continuing education.

For qualifying instruction and documentation, use the Board Certification guide and DBPR education resources. Confirm any separately offered course’s current approval and credit type before enrolling; do not infer credit from the presenter’s professional credentials.

Does it replace the association’s attorney?

General education can help a board understand an issue and prepare questions. Applying law to a disputed election, contract, records request, or enforcement matter may require advice specific to the association.

Review vendor features as informational or promotional material. Independently check qualifications, proposals, and contract terms before hiring anyone.

Turn a video into a useful next step

The following is a suggested Board Synergy learning exercise—not a Brainy Board program:

A simple learning-to-action worksheet
QuestionWhat to write down
What did we watch?Title, presenter, link, date, and relevant jurisdiction.
What did we learn? One or two practical ideas, in your own words.
What needs verification?Questions about current Florida law, governing documents, or local responsibilities.
What should happen next?A proposed follow-up, responsible person, and target date.

Directors can watch individually and bring questions to a properly noticed board meeting. If a group of directors discusses association business, follow applicable meeting requirements; calling it an educational discussion does not automatically remove those obligations.

For Century Village associations, check how any suggested action fits the association’s own responsibilities and agreements with other community entities.

Better questions lead to better decisions.
